If you're selling or renting your home, chances are that you viewed a number of different properties before and after choosing the one you own. Perhaps you can recall certain homes that were presented beautifully, and others that weren't. As an experienced estate agent, we see hundreds of properties and so we try to help sellers and landlords by giving guidance on what matters when someone is viewing your property, and the best way to attract a buyer at the best price.

If you've got it in mind that you are planning a move, start de-cluttering your home at the first available opportunity. Over the course of living in a property, stuff tends to accumulate, and we can get used to just living alongside it, but for someone viewing the property, clutter around the house will not just look messy, it also is likely to make the home feel smaller than it actually is. Consider moving things into temporary storage, particularly if you have some favourite but bulky furniture that may not be optimal for the space you are trying to highlight.

Since time is always short, we only get some of our DIY jobs done, and so we have to prioritise. When it comes time to sell, making sure all your doors have appropriate (and hopefully matching) handles, all light bulbs work, and even things like doors opening and closing properly without sticking can actually add to your property's appeal. Of course a fresh lick of paint around the house can be one of the best ways to add value, but needs time to be done properly!

Take care of mould and damp, as well as any funky smells that might feature around the house, particularly if you have pets or the property has been smoked in. These types of odour can really be overwhelming for prospective buyers, so it makes sense to try to solve these problems!

It's important to also bear in mind that your property may be on the market for a number of weeks, and so you should factor in time to clean the property more regularly than usual so that each and every person viewing the property sees it presented as best as it can be. This does also mean taking care of outdoor space too, keeping lawns and hedges neatly trimmed will make a huge difference to the first impression!
